The government has announced its intention to extend the ban on commercial evictions introduced during the pandemic. This moratorium was introduced in April 2020 and has since been extended twice. It will be in place until 25 March 2022 alongside the restrictions on landlords’ abilities to recover rental arrears through the seizure of goods. Restrictions on the service of statutory demands and winding-up petitions, implemented through the Corporate Insolvency and Governance Act 2020, are also set to be extended.
Garry Wood, managing director at Wood Moore & Co commented said that as a practice with commercial property management at the core of its activities, we have adopted the philosophy that ‘prevention is better than cure’ and that in our opinion, the key to avoiding such situations where a Landlord finds themsevles in a position where they need to consider taking such action, is pro-active property management whereby the managing agent works closely and maintains regular contact with tenants in order to avoid problems escalating to the stage where legal action needs to be considered.
