Recent completion of investment sales in Newark and Grantham via Wood Moore & Co illustrates strong continued resilience in the industrial property investment market. The sale of 5 Northgate Terrace in Newark at an initial yield of 7.0% and of Site 3 Alma Park in Grantham at an initial yield of 7.4% are typical examples this with demand continuing to outstrip supply. In both instances, the underlying asset value and potential for early rental growth were significant factors in the yield achieved but, according to director Garry Wood what was also of note in these, and other transactions, was the depth of demand with most industrial investment attracting multiple offers with the unsuccessful bidders left looking for similar investment opportunities.
